Honestly one of the most poorly managed places I've lived in in DC, and I've been here since 2010.
- Paper thin walls, I heard my neighbor sneeze the other night. I spent a couple hundred dollars on soundproofing panels in my room and STILL heard them. HIGHLY doubt the building is up to code for noise insulation between units.
- Leasing office staff are nice but don't have any idea what's happening. Takes them days to respond to urgent questions about rent and other apartment issues. Maintenance... requests also take days. Many other places I've lived will fix your apartment issue within 24 hours, but not this place.
- CONSTANTLY smells like garbage, and they insist on propping open the loading dock door to let the smell spread through the entire first floor. It's disgusting and happens daily.
- Freight elevator is always "in use" and therefore, half the building has only one serviceable elevator available. It's honestly faster to shlep down multiple flights of stairs than wait for the single useable elevator. Don't live here if you have any kind of mobility issues. You will be wasting a ton of your time waiting for the elevator.
- The building is not even fully occupied and they have ZERO garage space for residents. The building also DOES NOT QUALIFY FOR RESIDENTIAL PARKING, so where exactly does this management company expect residents to park??
- Extremely confusing move in process. Leasing office did not reach out to me about payments until the day before my move, but also had never told me where or how to make any of the payments they requested.
- They charge you to store packages. I have never seen this in any other managed building. Pick any Bozzuto property over this place, they don't nickel and dime you for no reason like this place does.
- Cleaning staff are only hired for weekdays to cut costs for the management company. Trash rooms get overrun with boxes over the weekend and chutes can be difficult to access.
It's a cheaply built building run by a cheap company. I've lived at The Gale across the street before, and even that hellhole is better than this place. DO NOT RECOMMEND.

I just moved in here, and the place is fantastic! It is a new, nice building, and the staff has been so welcoming. Jorge made sure to follow up and offer support every step of the application process, including even after I moved, to make sure I was set. Jorge also helped put my packages that arrived early in my new apartment, so it would be here waiting for me when I got in. He has gone above and beyond and been fantastic to work with. Jailene and James were godsends when I moved in, and... they went out of their way to get me a dolly and even went outside to tell a truck to move so I could bring my car inside. They also made sure I could get drinks to stay cool on a hot move in day, and were supportive and checked to see what else they could do to help me. The team has been amazing, and I literally cannot think of a single way they could be better. Thanks, Jorge, James, Jailene and Dean for being so kind and supportive!

The side of the building facing the dog park has two issues: loud, constant dog noise from 7 AM to 7 PM and extremely bright lights from the train yard that are on all night. Had I known this, I would have lived elsewhere. But I agree the amenities and location are generally very good.

I’ve been living at ONE501 since it opened basically. Everything you see in the tour is exactly what you get—and then some. I don’t think their amenities can be beat, truly. Between multiple elevators, the spacious rooftop, the club room lounge, the library, the dog spa! There’s so many other things that I haven’t named. Staff keeps the building extremely clean. Residents are pleasant as well as the concierge. The area is so quiet aside from some construction across the street—but they’re almost... done. It’s never too loud, and they only work for a few hours a day. I’m usually at work when they’re there. The apartments are modern and stylish, and the entire building is just pleasing to the eye. I knew I chose the right place as soon as I toured here a few months ago. You won’t regret this choice!
