Trellis House is a terrible place to live if you value a marijuana-FREE, quiet residence. This complex was under CIM management when I moved here in 2021. Then, the building generally lived up to its claims of: Luxury living. But now, no way. For starters, management rented a retail space to a gym called CrossFit back in early 2023, which is housed on the first floor. That business drops loud weights day and night. It's so bad, the entire building shakes. If you don't believe me, come here and... take a peak at when people are using that gym. Then, come inside and you will feel this building shake. It's like living in a construction zone--awful! Second, there's weed smoke throughout this complex. Trellis House, under new management (Berkshire Residential Investments), decided sometime in 2024 to subsidize many of the apartments here to Howard University students. I would estimate that 60-75% of all the tenants here are Howard University students--meaning, the building is overrun with unsupervised children. These students, unsupervised, smoke weed, party after midnight, play loud music as early (or late) as 4 AM, and generally act like what they are, children. Management is completely incompetent and will gaslight you by claiming that it's YOUR responsibility to police the weed/cigarette smoking in what's supposed to be a smoke-free building. This building has so much potential, but it's being squandered due to incompetence. If you are considering moving here, DON'T if you value peace and quiet. This building, as it currently stands, is nothing more than a LOUD, weed-filled Howard dormitory. STAY AWAY!

Lived here for over a year, by the time my lease was up, I couldn't wait to leave. The building management is atrocious. The units themselves are nice, however, the walls are quite think and you can hear your upstairs neighbors do basically everything. There are so many luxury apartments in DC, find one with good management - its worth it.
The positive reviews are likely from when the building was managed by a different company, I lived here during that time and it was a wonderful place to... live.

I lived at Trellis House for a little over a year. Overall, the experience was great and the staff is extremely friendly. New management came in a few months ago and they were perfect as well. I'd highly recommend this apartment. Amenities are nice, complex is clean, and it's in a great location. Walls are a little thin but you can expect that at most apt complexes. I wish they had a larger 2 bedroom selection and I'd probably would have stayed.

I have lived here for two years (pre and during COVID) so I think I can give a fair review of the pros and cons. Overall it’s a nice building, but for the price you can get way more space in a nicer neighborhood in DC.
PROS: Amenities, package service, free coffee, cold brew available for a cost, new apartments with nice finishes, a Whole Foods next door, plenty of street parking
CONS: You will hear your upstairs neighbors walking (and sneezing), you can hear people in the hallways, Howard... students throw parties a lot and in the common space (pre-COVID), management has changed from Bozzuto to CIM so beware of all the reviews about how great management is.

I love living here. Everyone is so friendly. The management team goes above and beyond to make sure your needs are satisfied. The concierges are amazing. Tiana is my favorite. Don’t even get me started on the amenities. You never have to leave. You have access to everything. If you’re looking for an incredible place to live, in the heart of the city, this is the place for you! It’s clean. It’s safe. It’s fun. Great for young professionals.
